BUYING FORECLOSURES: There are 3 ways for investors to purchase distressed properties.
1. From the seller at anytime before the end of the redemption period.
2. At Auction from the Public Trustee. The owner still has 75 days to redeem the property after the sale.
3. From the Bank through their REO (Real Estate Owned) Dept. If the property was not purchased at auction then the bank owns it after the redemption period has expired.
Public Trustee Records Search: http://www.denvergov.org/publictrustee/search.asp From the foreclosure list use the event ID to search a particular property using the above link. This will tell you the status of the property wether it has been postponed for another date, withdrawn by the bank, cured by the owner, or sold at auction, etc. It will also tell you the name of the owner of the property and the name of the lender.
It will be to your best interest to contact a title company to do a property search O&E to determine any other possible recorded liens on the property.
